What Is a Roof Inspection?
A roof inspection is a careful review of every part of your roofing system: the surface, the flashing and vents, the edges and gutters, and the attic and decking underneath. The point is to catch problems early, explain them clearly and help you decide what to do.
A good inspection goes beyond what you can see from the yard. Slow leaks, soft decking and failing seals can stay hidden for months before a stain finally shows up on a ceiling.
Why Roof Inspections Matter in North Alabama
Roofs around Huntsville take a beating from spring thunderstorms, hail, strong winds, summer heat and humidity. A roof can look fine from the street and still have damage that lets water in.
Small problems are usually the cheapest ones to fix. A lifted shingle or a cracked pipe boot is a quick job. The same problem ignored through a rough storm season can turn into rotted wood and wet insulation. An inspection tells you which kind of problem you have.
When to Schedule a Roof Inspection
These are good times to book a roof inspection:
- After a severe storm, hail or high winds
- When your roof is getting older and has never been checked
- Before you buy or sell a home
- As routine maintenance every year or two
Do not wait if you notice any of these:
- A fresh water stain or drip inside the house
- Missing, curled or cracked shingles, or shingles in your yard
- A musty smell in the attic or daylight coming through the roof boards
- A sagging or uneven roofline
- Energy bills that climb for no clear reason
After a storm, our storm damage roof repair page explains what comes next.
What We Check During a Roof Inspection
We look at the whole roofing system, not just the shingles. Here is what is covered.
Shingles and Roof Surface
We look for missing, cracked, curled or lifted shingles, bruising, heavy granule loss and worn patches, and we check whether the surface is wearing evenly.
Flashing, Vents and Penetrations
Flashing around chimneys, walls, valleys and skylights, and the boots around vent pipes, are the most common leak points. We check each one for gaps, rust, cracks and failed sealant.
Gutters and Roof Edges
We check the drip edge, fascia and gutters, because water that cannot drain can back up under the roof edge and damage the wood.
Attic and Decking
From the attic, we look for daylight, water stains, damp insulation, soft or rotted decking and signs of poor airflow. Conditions up there often reveal problems you cannot see from the roof.
Signs Inside Your Home
We also look at ceilings and walls for stains, peeling paint and other signs of moisture that may point back to the roof.
Common Problems a Roof Inspection Finds
Most inspections turn up the same handful of issues, and many are easy to fix when caught early.
- Lifted or cracked shingles. Wind and heat loosen the seal strip, which leaves shingles open to the next gust.
- Failed pipe boots. The rubber collar around a vent pipe cracks with age and lets water run down into the attic.
- Loose or rusted flashing. Gaps at chimneys, walls and valleys are some of the most common ways water gets in.
- Clogged valleys and gutters. Leaves and limbs hold moisture against the roof and keep water from draining.
- Hail bruising. Impact marks and lost granules shorten shingle life even when nothing leaks yet.
- Trapped moisture in the attic. Poor airflow and damp insulation point to a ventilation or leak problem.
None of these are guaranteed on your roof. They are simply what we look for first, because they are where trouble tends to start.
What You Receive After the Inspection
You should never leave an inspection confused. We explain what we found, then tell you what is urgent, what can wait and what needs no attention at all.
If the roof needs work, you get a free written estimate covering the scope, materials and price. If it needs nothing, we say that too. There is no pressure, and the decision stays with you.
How to Prepare for Your Roof Inspection
A little preparation helps us give you a more useful answer. Before your visit:
- Note where you have seen stains, drips or damp spots, and when you first noticed them
- Make sure we can reach the attic hatch if there is one
- Gather anything you have on the roof's age, past repairs or earlier storm damage
- Keep pets inside and cars clear of the work area
You do not need to clean the roof or fix anything first. We would rather see it as it is.
Roof Inspection Checklist for Homeowners
Between professional visits, you can do a safe visual check from the ground. Look for:
- Missing, cracked or curled shingles
- Dark streaks, bare spots or granules in the gutters
- Sagging areas along the roofline
- Damaged or rusted flashing around the chimney
- Water stains on ceilings or walls
- Limbs or leaves collecting in valleys
Please stay off the roof yourself. A wet or damaged roof is dangerous, and a trained inspector can check it safely.
What Happens After the Inspection
An inspection leads to one of three outcomes, and we will tell you which one applies.
- Nothing needed. The roof is in good shape, and you know what to watch for next time.
- A repair. The damage is limited and a targeted fix solves it. Our roof repair page covers what we fix.
- A replacement. The roof is worn out or damaged across large areas. Our roof replacement page explains how that works.
Roof Inspections for Buying or Selling a Home
A roof inspection gives buyers and sellers a clear picture of the roof before a deal closes. Buyers learn what they may need to budget for, and sellers can deal with small issues before they turn into a negotiating point.
A roof inspection from a roofing contractor covers the roof only. It does not replace a full home inspection.
