What Roof Replacement Includes
Replacing a roof is more than laying new shingles. The job starts with removing the old roofing and checking the wood deck underneath. Damaged boards are repaired, then the new roof goes on in layers.
A complete roof replacement usually covers the roofing material, underlayment, flashing around chimneys and walls, drip edge, vents and pipe boots. Each part has a job. Together they keep water out of your attic and walls and protect the structure of your home.
A single leak or a handful of damaged shingles does not call for all of this. For smaller problems, our roof repair page explains what can be fixed without replacing the roof.
Signs It Is Time for a New Roof
Roofs rarely fail without warning. Call us for an inspection if you notice any of these:
- Leaks that return in different places after being fixed
- Shingles that curl, crack, buckle or are missing across large areas
- Bare patches, or shingle granules piling up in your gutters
- A sagging roofline or a soft, spongy feel in the deck
- Daylight showing through the attic boards
- Energy bills that keep climbing because heat builds up in the attic
- A roof that is already past the age it was built to last
One of these may only need a repair. Several together usually mean replacement is the smarter spend.
When Replacement Beats Another Repair
If a roof has been patched more than once, or the wear is spread across several slopes, another patch often delays the problem and costs you again later. Replacing it once, with a written scope and price, usually gives you better value and fewer surprises. If a repair is all you need, we will say so. A roof inspection will show you which side of the line yours falls on.
How We Replace a Roof
Every job follows the same order, so you always know what is coming next.
Step 1: Inspection and Written Estimate
We look at the roof, the attic and the trouble spots around vents, chimneys and valleys. Then we put the scope, materials and price in writing.
Step 2: Choosing Materials
We go over your roofing options with you and help you pick materials that fit your home, your budget and local weather.
Step 3: Scheduling and Prep
After you approve the estimate, we set a start date and prepare the property for work.
Step 4: Tear-Off and Deck Check
The old roofing comes off and we inspect the deck. Rotted or damaged wood is repaired or replaced before anything new goes down, because a new roof is only as solid as what sits beneath it.
Step 5: Installation
We install the underlayment, flashing and new roofing, and make sure vents, valleys, chimneys and roof edges are sealed and detailed correctly.
Step 6: Cleanup and Walkthrough
We clean the site and walk the finished job with you before we call it complete.
Roof Replacement and Attic Airflow
A new roof is the best time to look at attic ventilation. Trapped heat and moisture wear out shingles early and push cooling costs up. If your attic airflow is poor, we can look at it while the roof is open.
What Moves the Price of a Roof Replacement
Every roof is different, so we price a replacement after we have looked at the house. These are the main things that change the number:
- Roof size and pitch
- Type and quality of materials
- How many layers have to come off
- Condition of the decking
- Chimneys, skylights, valleys and vents
- How easy it is to reach the roof
Your written estimate breaks the job down so you can see what each part costs.
If a Storm Damaged Your Roof
If a storm damaged large sections of your roof, replacement may be the right fix. Our storm damage roof repair page explains how we handle inspections after severe weather.
